Knowing this, we put a great deal of time and effort into reviewing and evaluating property, both before and after we lease it from the owners for development. Getting the initial land fundamentals right for solar farms is relatively straightforward: suitable land is clear, clean, level, dry and has high-voltage transmission lines running through it or directly adjacent. Data center sites require all of that, plus proximity to a large natural gas pipeline, fiber optic cable and, ideally, a source of water. Finding sites that have these combinations of features is more challenging than it might appear. It requires diligent research, investigation and evaluation by our experienced team. The basic site characteristics noted above are just the initial threshold for good project sites. Additional detailed review (of land title, environmental characteristics, etc.) is needed to determine if a project site can advance.
